FACADE RETROFIT AND TENANT RETENTION

Keeping up with the massive building expansion is not easy. New buildings are booming everywhere, especially in big cities with large populations. Keeping up is a difficult task for older buildings, the ones that may be only 10 years old, have suddenly become outdated. As these new buildings go up the potentially old ones are that of the past, which leaves space wide open for tenants to be displeased with the current building they are living in.

This situation can be overcome with a façade retrofit, a cost effective way that building owners can meet their objective of keeping their tenants from looking for new premises. Instead of demolishing an old building completely, a cost-effective facelift enables the building owner to meet the needs of his tenants.

This action on the part of the building owner upgrades their property which in turn makes the tenants want to stay, giving them renewed confidence in paying the rent that they do, whether a business or a home.

Another key benefit of a façade retrofit is the energy efficiency that is attained, as the project would likely also involve upgrading the insulation value of the building envelope. This not only reduces the utilities expense, but also enhances the tenant’s quality of life because most buildings that require a façade retrofit are not up to current environmental standards.

We did a façade retrofit for Liberty Plaza (shown above) shopping mall in East Boston, a shopping center that needed to be brought up to date to keep up with other neighboring buildings, and to attract new tenants in a competitive market. Vitrabond Aluminum Composite Material was selected to fulfill the architect’s vision, satisfying both the building owner and his tenant base. VITRABOND Composite Metal Panel proved to be an effective way to revamp a façade, bringing color and eye catching elements to a once decrepit building.
